Zululami Luxury Coastal Estate: A Fusion of Landscape Architecture and Ecological Restoration
Zululami Coastal Estate in KwaZulu-Natal is a prime example of how landscape architecture can merge aesthetics with ecology to enhance the quality of life for residents while preserving the natural environment. In a recent lecture to landscape architecture students at the University of Pretoria, Bernice Rumble from Land Art Studio shared the design journey behind this stunning residential estate, highlighting its blend of restoration, rewilding, and modern design interventions.
Design Intent at Zululami Coastal Estate
The core design intent for Zululami is to integrate built structures harmoniously with the environment, preserving local ecosystems and promoting community activities. Rumble emphasized that the essence of landscape architecture lies in crafting spaces where nature and man-made structures coexist without one dominating the other.
This vision is realized through community gardens, walking trails, bird hides, and sports facilities, all enhancing outdoor living. A key focus is the restoration of a 14-hectare valley, formerly a sugarcane monoculture, now transformed into a thriving ecological zone with coastal forests, wetlands, and grasslands.
Rewilding and Restoration Process
The removal of alien trees, which were repurposed for erosion control and trail steps, marked the beginning of Zululami’s four-year rewilding effort. Today, the landscape supports a rich biodiversity, showcasing KwaZulu-Natal’s endemic species and ecosystems.
Formal Design Interventions
Beyond restoration, Zululami integrates refined design interventions such as the clubhouse, permeable paving at the gatehouse, and a 37-meter water feature developed with engineers and specialists. Green walls and roof gardens contribute to stormwater management and thermal regulation, seamlessly blending built elements with the natural setting.
Zululami’s Clubhouse and Outdoor Spaces
The clubhouse serves as a social and recreational hub. The surrounding courtyard features zen-like paving patterns that connect the architecture with nature. An outdoor amphitheater, created through precise soil shaping and turf installation, provides a venue for performances and community events.
Award-Winning Landscape Design
The landscape installation by Life Landscapes KZN, led by Arthur Cowan, earned a Silver Award at the 2023 SALI Awards of Excellence. It features native KZN coastal forest species and tranquil planting schemes that enhance the estate’s serenity and ecological identity.
Sustainable Landscaping Practices
Sustainability is foundational to Zululami’s design. Durable Buffalo grass, organic mulching, and a roof garden drip irrigation system reduce maintenance needs and improve water efficiency. These practices ensure long-term ecological health and resilience.

Rumble’s collaboration with Collins Residential enabled the creation of a community that bridges design, nature, and social life. Her approach emphasizes a clear design intent, guiding every decision and resulting in a space that is functional, emotive, and sustainable.
